A person sitting at a table with brownies on it Description automatically generatedSubtext: Celebrated builder and designer, Victoria Diaz -Miranda at the helm of BigRiverRE RE – Co-Modeco (BK-B.com/Co-Modeco.com) has confirmed that Executive Chef Dan ‘Dannyology’ Smith, a master of culinary artistry and in association with ‘Culinary Drip ™’ Beverage Company has become a ground floor investor in the Compact Modular Eco Home movement.

Joining Atlanta based private equity investor Steve Eubanks (who predicted the future of ‘modular’ building in the U.S.A.) have announced the Q3 launch of a fractional investment fund to underwrite a South Florida local to global distributorship and modular home consultancy by Co-Modeco-Big RiverRE LLC.

Says media personality, Chef Dannyology, “The intention was to purchase the two pre-manufactured modular ‘flat packs’ and film an ongoing documentary that accounts for the travails and victories of building better with modulars in South Florida”.

While adding another layer to his renown, Chef ‘Dannyology’ has aligned with an ad hoc group of eco-construction advocates. Each are contributing to a paradigm shift in how South Florida (and beyond) builds single family homes and communities. “Among the advantages of modular construction when materials are locally sourced, carbon emissions are lowered, they are energy efficient, reduce waste and bring peace of mind with accountability at every step,” confirms Yvo Timmerman, CEO – Founder earthwise.ventures who is setting up shop in Coconut Grove, Florida in August.

The savings in time, cost and environmental impact are passed onto the home buyer.

The first modular home ‘flat packs’ docked in South Florida on December 22, 2023. The Co-modeco maiden voyage departed from Qingdao, the world’s 7th largest port, in September 2023. Onto Seoul, the 4 ‘flat packs in a container’ changed ships, meandered onto Istanbul, deadheaded across the Trans Pacific with a layover on San Francico’s Bowery Coast hugged the coast of Mexico navigated the bottle necked Panama Canal and with a short stop in Mobile, Alabama the ‘building booty’ entered a jammed-up Port of Miami just in time for the ‘Holidays’. The buildout took a matter of days with the assistance of a ‘Field of Dreams’ like community driven outreach. A group of people posing for a photo Description automatically generated

“Importing from abroad (read China) was, in fact, like going around our head to scratch our ear”, quips returning State Representative Roy Hardemon, District #109 who volunteered his construction expertise in the initial buildout. “With tariffs on steel, shipping delays, brokerage fees, hidden costs and little or no recourse if something went wrong, we realized early on, ‘Made in the USA’ at comparable costs makes sense and is plainly better for business”. Chef Dan chimes in, “As compared to conventional ‘stick’ building, we are finding solutions for an escalating housing crisis, while providing employment opportunities, stimulating economic growth, advancing environmental education and on-the-job training. A win-win-win”.

Co-modeco has fielded years and countless inquiries from ‘wanna be’ home owners, ‘wheel kickers’, ‘lookie sees’ and those with the well-rehearsed rhetoric that, ‘their mission was to be on the front lines of alleviating the scarcity of affordable housing’. All this lip service has reached a crescendo. The modular industry has grown one good intention at a time.

It’s either time or money. This company, so far, has been built on an unwavering belief in both the process and end result, ’ says Holmes Stoner. Chef Dan stepping forward with conviction that a better way of building has put out the ‘Welcome Mat’. “Deeds”, he says “not Words”.

Aging out of Florida’s Foster Case System at the tender age of 18 soldiering on without family or resources. Smith has become a pillar in the esteemed culinary community; making his investment in modular building and the stability it offers even more commendable. Known to the trade and by his enthusiastic fandom as ‘A Chef on the Rise’ Chef Dan parlayed an uncertain future on a treacherous horizon into a star in ascendance. He is singled out as the premiere culinary purveyor of ‘smoke and soul’. A specialist in field-to-table fare defines his eco epicurean sensibilities founded in a three-year tenure at the world famous Heritage Market Destination in Homestead , Florida.

A poster of a garden Description automatically generated with medium confidence True to his nature and despite challenges and adversity, Chef Dan faces life with glee and world-changing optimism. He is banding and bonding with other unsung heroes that are resolute in providing solutions rather than bemoaning problems. Like countless other early adapters he is taking bold steps to grow South Florida into a burgeoning, innovative, home building landscape. Evidencing leadership in his ever-growing wheel house of expertise he is now aligned with those policy makers, designers , developers and activists who are redefining and revitalizing the urban panorama.

Danny is in sync with urban thought leaders. As authentic inter-personal relations decline in a morass of digits mental disease and suicide is on the rise. Cohesive communities deteriorate into urban and techno blight exacerbated by contentious political polarization. The time is now we reevaluate how we live, work and play as a survival imperative.

Green tech and eco conscious solutions abound to address the dearth of affordable homes in high density, job centric cities. Or, for those opting to purchase inexpensive land, off-the-grid, (and still connecting with the world at large) all one needs is a modular home with expansion features as need, cisterns, solar power, a well or water distillation machine and a signal from a humongous combination of an antenna tower, cellular or PCS cell site and base station all available for purchase, factory direct.

To paraphrase, Kimberly Dowdell, of the American Institute of Architects, “The work we do as architects, builders and purveyors of innovative building alternatives in contrast with conventional protracted construction and the associated sticker shock is to re-boot our habitats with a greater sense of peace and harmony”. “Co-modeco building methodology advances a life-work balance designed intentionally around wellbeing, affordability and social and environmental responsibility” states Douglas Hardin, of Eatup.Events.

Chef Dannyology Smith intends to continue to don his toque at some of the nations most revered kitchens including a special appearance at the ArtBasil.org, December 1-8 in Wynwood Art District. Co-Modeco headquartered since 2012 in Marina Del Rey, California was co-founded by Holmes Stoner, Co-Founder of Green Alliance International and the Pacific Rim Chamber, PacRimcc.com. Taking a cue from Henry Ford, mega manufacturing plants in China, Korea, Japan, Viet Nam and Turkey have honed the assembly-line method while elevating the well-being and security of billions of citizens.

As Ford famously remarked ‘the use of the moving assembly line allows for the work to be taken to workers with increased efficiency and cost savings’.

In contrast the evolutionary embrace of modular manufacturing abroad, Modular Home Builders continue to face economic headwinds in the USA. Whether lobbyists for the domestic lumber Industry representing 16,441 companies that employ 471,450 nationwide, ravenous developers, vacillating resistance with NAHB sees them now embracing the Lego on steroid like products. According to their website, The Modular Home Building Council is leading the way in increasing awareness of the inherent quality of modular home building. Not to be confused with ‘mobile homes,’ modular homes are built in one or more sections in a factory, then transported and installed on a permanent foundation at the home site. These homes are built to the same standards and codes of site-built homes in a fraction of the time and offer a greener and more cost-effective alternative to site-built homes.

A close-up of a person Description automatically generated Even the entrenched bureaucracies are reinterpreting codes and compliance to step aside for the onslaught of building alternatives. Bob Dylan’s anthem “The times they are a’changin” resonates even more today. Where a decade ago modular housing advocates comprised a rag-tag band of survivalists forging squirrel and racoon stew, tiny home martyrs, thought leaders and under financed visionaries a random key word search of ‘modular housing’ turns up 1000’s of entries.
